Grosvenor’s building surveyors and asset managers handle hundreds of lease-related tasks, including licence-to-alter reviews and service charge analysis. The building surveying team alone receives 200–250 applications annually, and a single application can mean reviewing five or six leases within a block. Many of those leases are historic, handwritten or written in calligraphic script, making them difficult to interpret.
Accessing key property details was slow and inefficient, making proactive portfolio management a persistent challenge. Reviewing leases often took 10–30 minutes per document, making larger projects like estate-wide reviews costly without legal outsourcing.
